What is included in the price?

On a freehold or leasehold sale, our fees cover all of the work required to complete the sale of your property, including the redemption of the mortgage (if any). On a freehold or leasehold purchase, our fees cover all of the work required to complete the purchase of your new property, including acting for your lender if you require a mortgage, dealing with registration at the Land Registry and submitting your Land Transaction Return. On a freehold or leasehold remortgage, our fees cover all of the work required to complete the remortgage, including acting for your lender. Additional charges will apply for additional work as set out below.

How long will it take?

How long it will take to purchase or sell your property will depend on a number of factors. The average process takes between 8 to 12 weeks. It can be quicker or slower, depending on the number of parties in the chain, whether there is a defect in title or whether, in the case of leasehold property, an extension of the lease is required. In such a situation, additional charges would apply. A remortgage takes around 4 to 6 weeks to complete.

Stages of the process

The precise stages involved in the purchase or sale of a residential property vary according to the circumstances. There are two main stages involved, which are known as "pre-exchange" and "pre-completion".

At the pre-exchange stage, we would attend to such matters as taking your instructions and giving you initial advice, preparing contract documentation when acting on a sale of your property or carrying out searches, making any necessary enquiries of the seller's solicitors and attending to your mortgage when acting on a purchase. In most cases, the pre-exchange stage takes around 8 weeks.

At the pre-completion stage, we would attend to the execution of the Transfer Deed, arrange for all monies needed to be received from the lender and you (where applicable) and complete the purchase or sale. That stage normally takes around 4 weeks, but can be shorter if all the parties agree.

Preparation of a Deed of Variation to correct a defective lease - £795.00 plus VAT.
Approving a Deed of Variation to correct a defective lease - £495.00 plus VAT.
Preparation of a Licence to Assign - £250.00 plus VAT.
Preparation of a Retrospective Licence to Make Alterations - £250.00 plus VAT.
Preparation of a Power of Attorney - £250.00 plus VAT.
